Only 5 minutes from the pretty little village of Santa Gertrudis, Villa Deco was built in 2004 and recently fully renovated to a very high level.
MAIN HOUSE
Within the main house is, of course, an enormous bright and spacious living room and dining area, 4 en-suite double bedrooms, 1 en-suite double bedroom (with its own separate external access) and 2 connected double bedrooms, that share as well their own cosy living room area.
The large modern kitchen is fully equipped, with a huge island and perfect for entertaining on a large scale, and looks out over the gardens and swimming pool.
On the lower ground floor is an area of 150 sqm, which is perfect for either a club, a gymnasium or any other use the owner could possibly dream up, it can easily be connected internally into the main house, with a massive bay window of 5m x 3m looking out onto a Japanese garden and across the valley.
The first guest house boasts 1 en-suite double bedroom, a cosy living room area and the second guest house has 2 double bedrooms with a shared bathroom, a cosy living room and its own dining area.
So in summary, there is a grand total of 10 bedrooms and 8 bathrooms in the Main House, plus a further bedroom and bathroom in the 50 sqm staff house. Both of the two master bedrooms have their own large terraces of around 40 sqm each.
OUTDOOR AREA
The 11000 sqm of land contains a landscaped fenced garden with natural grass, numerous terraces surrounding the villas, a covered dining area for 20 people with BBQ and various chill-out zones, including the swimming pool area with room on all sides for as many sun loungers as needed. The pool area also has its own guest bathroom nearby.
The land has its own water via its own well, septic tank, and enough space for a paddle court, beach volleyball court, or other sporting or recreational activities, and is located off a very quiet camino, close to one of the most exclusive agriturismo hotels on the island.
There is a tourist licence for 6 bedrooms in place (number ET-0273-E) guaranteeing an investor a very decent annual return on a property renovated with high-end holiday rentals in mind.
LOCATION – CENTRAL
Recommended Beaches: The beauty of being in the centre of the island is that most of the beaches are no more than 20 minutes drive away.
The heart of the island is spread across and between four of its towns, running from San Rafael in the southern part, through Santa Gertrudis and San Lorenzo, and up to San Miguel further to the north. Virtually all of the beaches are less than half an hour’s drive away.
Each of these towns has its own characteristics and identity, and of course gastronomic feasts galore, with San Juan road, which links them and is effectively the spine of the island, being known as the ‘Restaurant Road’. This 7-8 km stretch of modernised road hosts none other than at least 10 must-try eateries, serving up anything from Meditteranean fusion and Thai to Italian, Japanese and traditional Ibicenco fare. Pristine whitewashed churches, local schools, farms, and orange groves stretch across the Morna Valley, together with historic ruins and numerous Agroturismo hotels.
Of the four towns, Santa Gertrudis is perhaps the most amenable to tourists and locals alike (as well as being the largest), growing hugely in popularity over the last few years or so with Northern Europeans moving to Ibiza for the sun and relaxed island life, but also wanting to stay a little bit apart from the slightly more hedonistic south. Centred around a beautiful square surrounded by bars, restaurants, auction houses, and sports facilities, and just two minutes from the rapidly growing UK private school Morna International College, Santa Gertrudis provides a busy yet relaxed and positive vibe 365 days a year.
